Biography

Russ is a partner in the Real Estate practice who advises developers, landlords, owners, and end users on commercial real estate leasing, development, acquisitions, dispositions, and operational real estate matters. He regularly handles leasing and development transactions across industrial, warehouse, retail, office, mixed-use, logistics, and healthcare sectors, and is often brought in to help clients manage operational and business issues that arise throughout the life of a deal.

Russ regularly advises clients on headquarters relocations, industrial and warehouse leasing, mixed-use developments, office leasing, retail leasing, and portfolio transactions. Additionally, he advises healthcare systems and healthcare-related businesses on real estate and leasing matters tied to growth and operational expansion. He represents both landlords and tenants, giving him a practical perspective on how transactions are structured, negotiated, and executed from all sides of a deal.

Many clients turn to Russ as a long-term advisor as they evaluate growth opportunities, operational changes, and leasing strategy. He is involved in matters early on to help identify potential risks, evaluate business considerations, and guide negotiations in a practical and efficient manner. Clients value his ability to combine legal counsel with business judgment and actionable market insights.

Before joining AGG, Russ served as counsel to a large retail property management company, where he negotiated leases and transactional agreements and oversaw operational and property management matters, including landlord-tenant disputes. This experience continues to inform his business-oriented approach to client service.

Over nearly three decades at AGG, Russ has held numerous leadership and mentoring roles within the firm, including serving on the Executive Committee. These roles reflect the depth of experience and strategic perspective he brings to clients facing significant real estate transactions and operational decisions.

Healthcare Real Estate

  • Representation of private healthcare/university system in multiple lease transactions, including ground leases of portions of an office and mixed-use park (a) to a National Basketball Association professional sports team; (b) to a large multi-family developer; and (c) for use as a musculoskeletal facility.
  • Representation of private healthcare/university system in multiple real estate transactions, including (a) long-term ground lease to senior living facility; (b) acquisition and leasing of multiple medical office buildings; and (c) acquisition of majority of former shopping mall for back-office healthcare space.
  • Representation of regional hospital in (a) the restructure of its corporate use of multiple medical office building portfolio; (b) acquisition and development of multiple sites in connection with expansion; and (c) relocation of its corporate headquarters, including negotiation of 175,000 square feet of office lease.
  • Representation of local healthcare provider in connection with (a) local expansion of operations, including acquisition and development of multiple sites; (b) relocation of corporate offices; (c) financing multiple properties; and (d) disposition, via sale and lease, of excess properties.
  • Representation of regional hospitals in disposition of operations and associated real estate.

Industrial & Warehouse

  • Representation of a national product supplier on a 1.2MM square foot warehouse lease in Lehigh, Pennsylvania, and a 1.5MM square foot warehouse lease in Gastonia, North Carolina.
  • Representation of national cold-storage developer in leasing of facilities.
  • Representation of a warehouseman on the lease of 22 acres of land in Baltimore, Maryland, and a 500,000 square foot warehouse lease in Savannah, Georgia. The use is intended to include U.S. Customs and Border Patrol inspection areas.
  • Representation of a national retailer on (a) a 182,000 square foot warehouse lease in Newark, New Jersey; (b) a 122,000 square foot warehouse lease in Pflugerville, Texas; (c) a 907,000 square foot distribution center lease in Atlanta, Georgia; and (d) multiple other warehouses leases and renewals.
  • Representation of a food distributor in the purchase of the assets of another food distributor, including the leases of four warehouse facilities.
  • Representation of a warehouseman in the lease of 197,000 square feet of warehouse space in Kansas City, Missouri.
  • Representation of light industrial developer and manufacturer in the acquisition of 23-acre site, including 400,000 square foot building, for its U.S. headquarters and manufacturing facility.
  • Representation of developer in acquisition of multiple building industrial park and subsequent leasing activity in the Southeast.
  • Representation of national food distribution company in various warehouse leases, including 550,000 square foot warehouse lease in Southeast U. S.
  • Representation of real estate investment and development company in lease of approximately 12-acre industrial site in North Carolina.
  • Representation of retailer in acquisition of inventory and supply warehouse across the United States.
  • Representation of secure document management company in warehouse leases.
