Biography

Tunrola is a partner in the Commercial Real Estate, Healthcare Real Estate Practices, and Alternative and Renewable Energy practices. Her practice includes the representation of owners, developers, equity investors and lenders in a wide range of commercial real estate transactions, including the acquisition, disposition, development, and financing of office buildings, industrial properties, apartment projects, medical office buildings, assisted living facilities, and mixed use assets located across the United States. Tunrola also has significant experience assisting solar developers in the acquisition and leasing of real property for renewable energy projects, including the drafting and negotiation of purchase options, options to lease, ground leases, and curing title and survey issues.

Tunrola is a member of the board of directors of New American Pathways.

Prior to AGG, Tunrola practiced in New York and New Jersey.

Experience

  • Represented leading regional full-service eye care provider in connection with its real estate facility leasing, acquisition and finance transactions.

  • Represent a leading renewable energy company in the acquisition and ground leasing of real property for solar development.

  • Represent REIT in the acquisition and financing of assisted living facilities in multiple jurisdictions in the United States. Each transaction included a lease of the operations of the facilities to an unaffiliated third-party operator and manager.

  • Represent full service commercial real estate company in the refinancing and sale of assets in its portfolio.

  • Advised owner and developer in connection with the ground leasing, development, and financing of military family housing communities.

  • Represent Griffin-American Healthcare REIT III, Inc., a non-traded REIT, in connection with its acquisition, financing, and leasing of various regulated healthcare facilities, including individual and portfolio assisted living facilities, skilled nursing facilities, long-term acute care hospitals and surgical centers. Each transaction utilizes a complex structure involving a master lease, multiple subleases, guaranties, letters of credit, and inter-creditor agreements. Certain transactions involve a RIDEA structure.

  • Represent a private developer in connection with the development and financing of multiple affordable housing transactions with multiple financing sources including state, federal, and historic tax credits.

  • Represent leading regional full-service eye care provider in connection with real estate acquisitions including drafting required reciprocal easement agreements for the use and operation of the real property.

  • Represent solar energy developer in connection with its acquisition and ground leasing of land for solar projects in Georgia

  • Represented multifamily investment and management firm in the acquisition and financing of multifamily apartment complexes in Florida and Texas.

  • Represented national banking institution in connection with its branch expansion across the Northeastern United States handling all aspects of ground lease negotiation, drafting and execution.

  • Represented owner and operator of healthcare facilities in the acquisition of hospital center and medical office buildings and the sale-leaseback of hospital center located in Texas.

  • Represented owner of office buildings located in Georgia and Florida in connection with negotiation and execution of tenant leases.
